Eras Environmental Provides Phase 1 & 2 Site Assessments in the San Francisco Bay Area

ERAS Environmental, Inc. (ERAS), formed in 1998, is a Bay Area environmental consulting company that specializes in Phase 1 and Phase 2 Environmental Site Assessments for due diligence. Other main services include the project design and implementation of complex subsurface hydrogeological assessments, and monitoring, extraction and remediation well installation. ERAS has conducted a large number of subsurface soil and groundwater investigations, design and oversight of remediation projects, expert witness consulting and environmental technical review and compliance consulting. ERAS’ staff has been responsible for a large number of site case closures. ERAS has a reputation for responsive, high quality but cost effective Phase 1 and 2 projects based upon close compliance with appropriate environmental regulations.

ERAS’ senior staff has experience in environmental consulting since 1988. The staff includes a Professional Geologist (PG), Class I and Class II Registered Environmental Assessors (REA) and a Certified Asbestos Consultant (CAC). ERAS personnel have conducted environmental projects in an area from Orange to Redding, California and eastward to western Nevada.

Phase 1 and Phase 2 Investigations – How do they Relate?

Phase 1 and 2 Investigations presentatin Phase 1 commercial real estate assessments following current ASTM standards to assist financial lenders and owners in determining environmental contamination risk. Phase 2 soil and groundwater investigations – design, coordinate and carry out soil and groundwater investigations to assess extent and levels of subsurface contamination. There has been increasing concern about the conclusions and recommendations in Phase 1 reports that include recommendations for Phase 2 work. If a Phase 2 is recommended that is un-necessary, it can threaten a real estate deal. Even worse, a poorly planned and executed Phase 2 can create huge financial liability for a property owner. The purpose of this course is to clear up some of the confusion that appears to be common in this process.

It is approximately 30 minutes in length but we’re estimating it will take approximately twice as long with discussion. There are several case studies illustrating what information Phase 2 projects are based upon and how scope of a Phase 2 is determined based on Phase 1 research information. It also includes examples of language that is common in Phase 1 recommendations that could lead to problems with recommended Phase 2 investigations.
